The entrance to LV Ranch Estates is 18 miles from Prescott. The drive to town ranges from 25-35 minutes depending on the time of day. The drive time will shorten considerably if the expected expansion of Williamson Valley Road to five lanes occurs.

Are utilities provided?
Yes, electric, telephone, and high speed internet equipment has been installed and service has been commissioned. Every ranch estate comes with a new domestic well; wells drilled average 37 GPM, consistent with the valley's reputation for abundant groundwater.

Is there an HOA?
The LV Ranch Estates Property Owners Association maintains the roads and gates, pays for general liability insurance, and retains professionals to maintain its books and records. Because there are no operating assets, current dues are a modest $1,000 per year.

Are there rules about building?
There are design guidelines which assure individual ranch estate development will be high quality and appropriate for the site and the community. Unlike typical master planned real estate communities in the Prescott, AZ area, there are no prescribed architectural styles or themes. We expect a wide range of approaches to development just as people have diverse visions whether for a dream forest getaway or a Prescott, Arizona horse property. What do the ranch estates cost?
